Getting started and pricing

How much does commercial cleaning cost?

There’s no honest per-square-foot number, because two buildings of the same size can differ by triple depending on traffic, restroom count, floor types, and frequency. What we can tell you is that pricing is flat and quoted in writing after a walkthrough — no hourly meter, no surprise line items.

Anyone who quotes you over the phone without seeing the building is guessing, and you’ll find out how badly in month three.

Is the walkthrough really free?

Yes, and there’s no obligation attached. It takes about thirty minutes. You get a written scope and a flat price whether or not you hire us — plenty of people use it to sanity-check the bid they already have.

Do you require a long-term contract?

We work on service agreements that define scope, frequency, and price so both sides know what was agreed to. We’re not interested in holding a client who wants to leave — if the service isn’t right, we’d rather fix it or part cleanly than trap you in a term.

How quickly can you start?

Most accounts go from walkthrough to first service within a week. If you’re in a bind — a contractor walked off, or you have an inspection coming — say so, and we’ll tell you honestly whether we can hit your date.

Scheduling and service

What frequencies do you offer?

Nightly, several times a week, weekly, biweekly, monthly, or a custom schedule built around your operation. Day porter coverage is available for buildings with heavy public traffic that need someone on site during hours.

Do you clean after hours?

Yes, and it’s how most of our accounts run. Evening, overnight, and weekend service are all standard. For medical and child care facilities we service outside patient and program hours by default.

Do we need to be there to let you in?

No. We hold keys, codes, and access credentials for most accounts, and we’ll follow whatever alarm and access procedure your building requires.

What happens if we need something extra on short notice?

Call. An event, an inspection, a burst pipe, a tenant moving out — extra work gets scheduled and quoted separately, and we’ll be straight about whether we can hit your timeline.

What if a crew misses something?

Tell us and we come back. Not an argument about whether it was in scope — that’s what the written scope is for — just a return visit to fix it. If the same thing gets missed twice, that’s a process problem on our end and we’ll deal with it as one.

Quality and accountability

How do you keep quality consistent?

Three things. A written scope by area and frequency, so there’s an objective standard. The same crew on your building, so nobody’s learning your space for the first time. And direct owner involvement, so problems escalate to someone who can actually fix them.

Most cleaning contracts don’t fail on day one. They fail in month four when attention drifts. The follow-up is the point.

Who do we call when there’s a problem?

The owner, directly. Not a regional office, not a ticket system. One number, and you’ll get an answer the same business day.

Do you use a checklist?

Yes — but a specific one built from your walkthrough, not a generic template. Task lists are organized by area and frequency so it’s clear what happens nightly, weekly, monthly, and quarterly.

Insurance, staffing, and trust

Are you insured?

Yes. We carry commercial general liability through Utica First Insurance at $1,000,000 per occurrence with a $2,000,000 general aggregate, plus a $2,000,000 products and completed operations aggregate.

We send a certificate of insurance naming your organization as certificate holder before the first visit. If your lease or vendor agreement requires additional insured status or a waiver of subrogation, send us the exact wording and we’ll have our agent confirm in writing what the policy allows.

Can we get a certificate of insurance?

Yes — and you should ask every contractor you’re considering for one. Give us the name and address that should appear as certificate holder and we’ll have it issued. Most of our commercial and property-management clients need one on file before we start, so it’s part of routine onboarding rather than a special request.

Are your cleaners background-checked?

Yes. You’re handing a cleaning company keys, alarm codes, and unsupervised after-hours access to a building full of your records and your tenants’ property. Screening the people who get that access isn’t optional, and the standard is the same for every account we take.

How long have you been in business?

Pocono Pristine Properties has been cleaning commercial facilities in the Poconos since 2023, operating as the commercial cleaning arm of MPJ Tactical Solutions LLC out of East Stroudsburg.

Do you carry your own supplies and equipment?

Yes. Products, equipment, and consumables are ours unless you’d prefer we use something specific — some medical and child care clients standardize on particular products, and we’ll work with that.

Specialty and specific facility types

Do you clean medical offices?

Yes. Medical, dental, urgent care, and clinical spaces are serviced with EPA-registered hospital-grade disinfectants applied at labeled contact time, with color-coded equipment separating clinical, restroom, and public zones. We do environmental cleaning; regulated medical waste stays with your licensed hauler.

Can you clean our child care center to ELRC standards?

Yes. We build scope and frequency around Pennsylvania DHS child care facility requirements and CDC guidance for group care — diapering area cycles, food-surface sanitizing at correct concentration, toy sanitizing with mouthed items handled separately, and nap equipment cleaning.

Do you offer green or eco-friendly cleaning?

Yes, and we use environmentally responsible products by default wherever they perform to commercial standard. For certain restoration work — stripping old floor finish, cutting heavy kitchen grease — conventional chemistry still works better, and we’ll tell you which is which rather than overselling.

Do you do residential cleaning?

Our focus is commercial and multi-unit property work. If you’re looking for house cleaning, call anyway — we’ll either help or point you to someone local who does it well.
