Carpet doesn’t wear out from foot traffic. It wears out from grit ground into the fibers, which acts like sandpaper every time someone walks across it. Once that damage is done, no amount of cleaning brings the pile back.

The same logic applies to hard floors: a maintained finish gets burnished, a neglected one gets stripped down to the tile and rebuilt at several times the cost. We’d rather put you on a cycle that prevents that than sell you the restoration.

Common questions

How long until we can walk on it?

Hot water extraction typically leaves carpet usable in a few hours and fully dry overnight. Encapsulation is faster — often usable within an hour or two. Strip and wax needs the floor closed overnight, which is why we schedule it for weekends or holidays.

How often should commercial carpet be extracted?

For a typical office, once or twice a year with interim encapsulation between. High-traffic retail, medical, and apartment common areas usually need quarterly attention. Entry areas need it most and get it least.

Can you save floors that have been neglected for years?

Often, yes — especially hard floors, where a full strip and rebuild restores the finish completely. Carpet depends on whether the damage is soiling or abrasion. We’ll look at it and tell you straight.
